Bayview Estates draws 'lots' of interest

Yellowknife (Nov 10/04) - A great deal of interest has been generated through the proposed 92-unit real estate development Bayview Estates.

Homelife Sunrise Real Estate realtor Shane Clark said he has been fielding calls from a number of different parties looking to get into the maintenance-free lifestyle.

The development is being built by Bond Street Properties of Edmonton, which acquired the land a little over a year ago.

The developers recently were presented with an award for the work they did on converting a warehouse in Edmonton into lofts complete with 14-foot ceilings, said Clark.

While this is Bond Street's first real estate development in Yellowknife, it has operated in the city for the past 10 years as apartment building owners, Clark said.

Clark added the subdivision is set up much like any community area, complete with separate streets and crescents.

"It's not an enclosed community, but it does offer privacy. It's up on the rock where there are a lot of contours and elevations changes. The contours work to maximize the lake views of Great Slave Bay and Back Bay," said Clark.

The units cost between $289,000 and $349,000. The higher-priced ones face the lake.

"Those are the ones with the biggest interest and high demand. People are getting in to find that perfect unit," said Clark.

The development will also feature its own community hall with a meeting room and an in-law suite on the upper level, which residents can pre-book for visitors, he said.

Clark couldn't guarantee there would not be further developments closer to the bay, but said it would be unlikely.

"Facing the lake are public access trails and there's no room for further development. That's what is destined to be there," he said.

Maurice Yusep, Bond Street's senior vice-president for real estate development and acquisition, said the company has a development strategy for Edmonton, Fort McMurray and Yellowknife.

"Yellowknife has a tremendous future with diamonds and natural gas," said Yusep.
