An idea for Grollier
Company wants to buy property for $1 and build new facility on site

INUVIK (July 4/97) - Nihjaa Properties Ltd. has submitted a proposal to the GNWT to tear down the Grollier Hall and replace it with a multi-use facility.

The May offer to the Department of Public Works is for Nihjaa to purchase Grollier Hall and land for $1, demolish and clean up the site, and construct a new development. Total cost is $400,000, but Nihjaa is confident it could recover $150,000 of that from selling building materials and equipment salvaged from Grollier.

Here's the sticky part: to cover the other $250,000, Nihjaa hopes to find clients to pay for space in a new multi-use facility to be built on the land. The type of facility, and those clients who might help finance it, have yet to be determined. The whole deal appears to clinch on this important point, although approval in principle from Public Works has yet to be given.

A copy of the proposal obtained by the Drum, reads that "the proponents do not wish to be too specific about the nature of these options at this time as they do not wish to jeopardize preliminary discussions with a number of potential clients, except to say that they are willing to commit to the construction of a multi-use facility on the site."

Nihjaa is a joint venture owned by Tundra Enterprises of Tuktoyaktuk (James Felix), the Nihtat Gwich'in Development Corporation and Northern Management and Development Ltd. (Sam Kassem).

Formed a year and a half ago, the company's first project was the $1.2 million renovations of the Anniseluk apartments.
